When purchasing a new home from a builder, it's smart to have someone looking out for your interests.  Put the experience of a seasoned professional Realtor to work for you, one who is familiar with the new home buying process, so to avoid the many pitfalls. 

The BUILDER PRICES ARE NOT DISCOUNTED IF THERE IS NO AGENT. IF THERE IS NO AGENT, THE COMMISSION (built into the overall pricing) IS INSTEAD DISTRIBUTED INTERNALLY within the builder organization WHICH DOES NOT BENEFIT YOU.

HERE'S HOW TO PROTECT YOURSELF
PRESERVE THE BUYER AGENCY RELATIONSHIP:

• Coordinate your initial visit to a builder with The Homevest Realty Team
• If visiting a builder without your Realtor Buyer Representative
  • Tell builder employee you are represented by the Homevest Realty Team - that takes the pressure off you!
  • Give builder employee a Homevest Realty business card, if available
  • Do not sign anything - even a "harmless" visitor registration book/customer survey/etc.

WARNING! Signing a Builder "Visitor Book" without your Realtor Buyer Representative present could deny you representation.

As a SINGLE AGENT - BUYERS AGENT Homevest Realty, and it's Associates will owe to you the following duities under Florida law:

1. Dealing honestly and fairly;
2. Loyalty;
3. Confidentiality;
4. Obedience;
5. Full disclosure;
6. Accounting for all funds;
7. Skill, care and diligence in the transaction;
8. Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensse the licensse otherwise in writing; and
9. Disclosing all known facts that materially affect the value of residential real property and are not readily observable.

Golden Oak uses a Priority Reservation List for potential homebuyers with an interest in purchasing a home. A position is secured on the list in the order in which a signed Lot Release Priority Agreement and a refundable $25,000 deposit is received. Deposits are now being accepted.
